A $7 million retail building at FM 2499 and International Parkway in Flower Mound has passed its target completion date with no tenants announced.

The Silveron Park Phase I shell, a 17,468-square-foot building scoped for restaurants and small shops, was supposed to be finished by June 15, according to the project's Texas Department of Licensing and Regulation filing. Construction started Oct. 15, 2025. As of Sept. 1, more than 11 weeks past the June 15 target, the building sits in pre-leasing with no tenant announcements.

Weitzman, the Dallas-based commercial real estate firm managing the retail development, lists 15,613 square feet of the center's 17,400 square feet as available on its property listing. A property flier dated June 29 shows marketing continued at least two weeks past the original TDLR deadline.

The center targets restaurants, small retailers, service businesses and quick-service operators wanting drive-through pads. The building features 39-foot gables with natural skylights at the endcaps and borders a park, according to a May 4 Weitzman press release.

That same press release described Phase I completion as on track for fall 2026. The TDLR filing had listed June 15 as the target. Whether the gap reflects different milestones or a shifted timeline is unclear. Weitzman has not publicly addressed the discrepancy.

Larger project hinges on retail progress

Silveron Park's retail phase is the front door to a much larger mixed-use project. At full buildout, the development will include 40,000 square feet of retail, 525,000 square feet of office space and 200 luxury apartments across roughly 50 acres, according to Weitzman.

That apartment component hinges on the retail and office work. Thompson Realty Capital, the Richardson-based developer behind the project, cannot begin apartment construction until it finishes 75,000 square feet of nonresidential space on the site, Connect CRE reported in September 2025.

Spring Valley Construction Company is the general contractor on the shell. Weitzman's leasing team for the property includes Ben Terry, Senior Vice President Lynn Van Amburgh and Assistant Vice President Avery Frisbie.

The Town of Flower Mound maintains a project page for Silveron Park under its Planning Services department. Tenant fit-out permits are filed through the town, and food establishments must also register with Denton County Environmental Health before opening, according to Flower Mound Bee.

No revised completion date or leasing timeline has been announced. Residents can track tenant activity through building permit filings with the Town of Flower Mound.
